Planning and Compliance: Here are the definitions for POA setbacks

     The CC&Rs call for front, side and rear setback restrictions for all lots. Each numbered lot also includes a Community Setback, defined as the area between the curb line and the front line. The depth of this setback varies between 4 and 22 feet, depending on the width of the street in front of the lot. The Front Setback is the first 20 feet from the front (property) line of each lot abutting the street. Side Setbacks are 5 feet from each side line, except corner lots, which shall be 10 feet on the side adjacent to the side street only.
     The interior side line setback will be 5 feet. The Rear Setback is described as 20 feet or 25 percent of the depth of the lot, whichever is greater, from the rear line of each lot, unless the rear line shall be adjacent to a boundary line of the Golf Course, in which case the depth of the rear yard must be 25 feet or 25 percent of the depth of the lot, whichever is greater.
     If the rear line is adjacent to a Lake shoreline, then the depth of the rear yard should be 30 feet or 25 percent of the depth of the lot, whichever is greater.
     If the line or lines with respect to which a setback measurement is to be made is a meandering line, the average length of the two lot lines that intersect the meandering line will be determined and, using that average length, an imaginary straight line will be drawn perpendicular to the imaginary line. The Architectural Control Committee (ACC) shall determine the setback for all non-rectangular lots. For these irregular shaped lots, it is recommended by staff that the member stop by and pick up a “Preliminary Application” to have the ACC determine the setbacks before plans are drawn.
